Aptly titled our ‘(wealth) accumulator’ this investment approach will have ASEA negotiating a substantial discount on settlement price. The advantage of this approach comes from the mortgage valuation and how this discount subsequently becomes an equity credit. As the way we negotiate these discounts occurs in a way that doesn’t affect the valuation of the property and its contract price, your mortgage will subsequently be based on this pre-discount value. The result of this is you require less equity to secure your property whilst retaining its contract value.

An example of how this equity credit contributes to the value of your investment property is demonstrated below. This scenario is based off of target discounts which may or may not be indicative of actual results.

The aim is in applying this approach to multiple deals the savings in deposit equity will create a snowball effect where the milestones of an individual’s portfolio wealth blueprint will be reached faster. This should in turn help our clients reach the financial independence they desire.
